As winter settles over Europe, Hurghada's short-term rental market is experiencing its strongest season on record. With daytime temperatures averaging 24-28°C from October through April and direct flights from 40+ European cities, the city has become the winter sun destination of choice for a growing number of European travellers.

Record Occupancy

Forward booking data from major short-term rental platforms shows occupancy commitments of 70-85% for the November-February period, up from 55-65% in the same period last year. December and January are effectively sold out in premium locations, particularly properties along the Mamsha promenade and in Sahl Hasheesh.

Nightly rates have risen accordingly, with average achieved rates of EGP 2,000-3,500 for quality one-bedroom apartments and EGP 4,000-8,000 for villas. The weekly rate for a one-bedroom apartment from December to February now averages €600-1,000.

Investment Implications

The winter season accounts for approximately 60-70% of annual rental income for well-positioned properties. At current occupancy and rate levels, a quality apartment in a prime location can generate 70-80% of its annual rental income between October and April. This seasonality makes property location and winter-market positioning critical investment decisions.

Summer is for families and budget travellers. Winter is when the premium market arrives. Properties that are within walking distance of restaurants, shops, and the beach can achieve four months of income in the winter season that matches the entire remaining year combined.

Bookings from German and British travellers are leading the surge, with average stay lengths of 10-14 days — significantly longer than the 5-7 day averages of previous years. This suggests that more travellers are treating Hurghada as a destination for extended winter breaks rather than short holidays, a trend that bodes well for sustained demand growth.
