Hurghada Property Prices Surge 18% in H1 2026

Average sale prices across the Red Sea resort city have risen sharply driven by foreign demand, limited supply, and a wave of new infrastructure projects.

Property prices in Hurghada have risen an average of 18% in the first half of 2026, according to a new market report from the Red Sea Real Estate Association. The increase marks the steepest six-month gain in the city's history.

By the Numbers

The report, which tracked closed sales across 47 developments, found that average per-square-meter prices for residential units rose from EGP 22,500 in December 2025 to EGP 26,550 in June 2026. Beachfront properties commanded a premium of 35–50% over inland units.

Foreign Buyers Lead the Charge

Foreign buyers accounted for 42% of all transactions in H1 2026, up from 31% in the same period last year. Russian, Ukrainian, and German nationals were the most active, with a notable rise in buyers from Gulf countries seeking second homes.

The weakening of the EGP has made Egyptian real estate dramatically cheaper for dollar-denominated buyers. Combined with the Red Sea's year-round tourism appeal, Hurghada is now one of the best-value coastal markets in the Mediterranean region.

Supply Constraints

New supply has struggled to keep pace with demand. Only 1,200 new units were delivered in H1 2026, compared to an estimated 3,500 units of net new demand. The report notes that construction delays, particularly for off-plan projects, have tightened available inventory.
