Egypt's tax system for rental income is straightforward but contains specific rules and deadlines that foreign owners must navigate carefully to avoid penalties and optimise their after-tax returns.
Tax Rates
Rental income in Egypt is subject to progressive personal income tax rates. The first EGP 15,000 of annual rental income is tax-free. Income from EGP 15,001 to EGP 30,000 is taxed at 2.5%, from EGP 30,001 to EGP 45,000 at 10%, and from EGP 45,001 to EGP 200,000 at 15%. Income above EGP 200,000 is taxed at 20%. For most foreign investors with one or two rental properties, the effective tax rate falls in the 10-15% range.
A standard deduction of 50% of gross rental income is applied automatically for maintenance, management, and depreciation costs — meaning tax is calculated on only half of the gross rent received. This generous deduction significantly reduces the effective tax burden.
Double Taxation Treaties
Egypt has double taxation agreements with over 50 countries, including Germany, the United Kingdom, Russia, and most EU member states. Under these treaties, tax paid in Egypt on rental income can generally be credited against tax due in your country of residence. Filing Requirements
Foreign property owners earning rental income in Egypt must file an annual tax return with the Egyptian Tax Authority by March 31 of the following year. Late filing penalties can accumulate, so timely submission is important. Most foreign owners work with a local tax accountant who handles the filing process for a modest annual fee of EGP 3,000-8,000.
