German nationals have emerged as the largest group of foreign property buyers in Hurghada in 2025, overtaking Russian buyers who had dominated the market since 2022. The shift reflects a combination of factors: expanded direct flight connections, political stability, and the exceptional value proposition of Red Sea property compared to traditional German holiday destinations like Spain, Italy, and Greece.

By the Numbers

German buyers accounted for 22% of all foreign property transactions in Hurghada in the first half of 2025, up from 14% in 2024. Average transaction values ranged from €50,000-150,000, with a strong preference for one and two-bedroom apartments in central areas. Popular districts include Sheraton Road, the Mamsha corridor, and the new Al Ahyaa beachfront developments.

Direct Flight Factor

The expansion of direct flight routes from German airports to Hurghada International Airport has been a critical enabler. By mid-2025, direct flights operated from Berlin, Munich, Frankfurt, Düsseldorf, Stuttgart, Cologne, and Leipzig — more German connections than any other non-EU destination. Flight time is just 3.5-4 hours, comparable to the Costa del Sol.

For German buyers, Hurghada offers the same winter sun as the Canary Islands at half the price and with a fraction of the travel time from eastern German cities. The value equation is compelling even before considering the property price differential.
