While European and Russian buyers dominate headlines about Hurghada's real estate market, a quieter but equally significant force has been gathering momentum: Egyptian expatriates. With over 14 million Egyptians living abroad and annual remittance flows exceeding $32 billion in 2024-25, overseas nationals represent one of the largest and most stable sources of property investment in the Red Sea region.

The Remittance Advantage

The liberalisation of the EGP exchange rate in March 2024 dramatically increased the purchasing power of Egyptian expats earning in dollars, euros, or pounds. Where a EGP 10 million apartment might have required $320,000 at the old rate, the same unit now costs approximately $200,000 — effectively a 37.5% discount for those earning foreign currency.

Banks have responded with tailored products for overseas Egyptians, including foreign-currency-denominated mortgages, dedicated remittance-to-property transfer services, and simplified documentation processes that can be completed remotely.

Investment Profile

Egyptian expat buyers typically target different properties than their European counterparts. They favour larger units suitable for family gatherings (3-4 bedroom apartments or villas), developments that offer secure compound living, and locations with good access to international schools. El Kawther, Village Road, and the new compounds in Magawish are particularly popular.
